Do I really need $0 down? +
For most eligible buyers, yes, you can finance the full purchase price with no down payment. You are still responsible for closing costs, though those can often be covered by the seller, a lender credit, or gift funds. I will lay out the real numbers for your situation before you commit.
What is the VA funding fee? +
The VA funding fee is a one-time fee that helps keep the program running for future veterans. It can be rolled into the loan rather than paid up front, and veterans receiving VA disability compensation are typically exempt from it entirely.
Can I use my VA benefit more than once? +
Yes. The VA loan benefit is reusable. Once a prior VA loan is paid off, your full entitlement is generally restored, and in some cases you can hold more than one VA loan at the same time.
How do I prove I am eligible? +
Eligibility is confirmed with a Certificate of Eligibility (COE) from the VA. You do not have to chase this down alone. In most cases I can request it on your behalf and confirm your status quickly.
