Monthly payment estimator
Most calculators show only principal and interest, which is why the payment people see online never matches the payment they actually make. This one adds property taxes, homeowners insurance, mortgage insurance, and HOA dues, because all four land in the same monthly bill. Pick the loan type and it also handles the upfront fee that FHA, VA, and USDA each charge, including the part most calculators miss: that fee is usually rolled into the loan, so you borrow more than the price minus your down payment.
Conventional has no upfront mortgage insurance fee. Monthly mortgage insurance applies only while the loan is above 80% of the value.

Financing it is the normal choice. It raises the loan amount and the payment slightly instead of the cash you bring to the table.

Per year. The listing or your county property appraiser has the real figure.

Per year. Replace this with your own quote as soon as you have one.
%
Per year, on the loan amount, applied only when the down payment is under 20%. Your real figure depends on credit score, down payment, and loan program.
Lenders do not start with a price, they start with a payment measured against your income. This works backward from the payment your income supports after your existing debts, then tells you the price that lands on.

Before taxes, for everyone who will be on the loan.

Car loans, student loans, credit card minimums, child support. Not utilities, groceries, or gas.

Down payment only. Closing costs are separate.
The share of gross income that can go to the housing payment plus every other debt. The ceiling moves with the program, your credit, and your reserves.

A lower rate is not automatically a win. Closing costs have to be earned back out of the monthly savings first, and stretching back out to a fresh 30 years can cost more in total interest even at a better rate. Both of those show up below.

Every dollar sent above the required payment goes straight at the principal, which means you never pay interest on that dollar again. A small amount each month moves the payoff date further than most people expect.

Tell your servicer to apply it to principal. Otherwise many of them hold it and put it toward next month's payment instead, which does nothing.
These calculators are educational tools. What they produce are estimates, not a quote, a rate lock, a loan offer, or a guarantee of approval. Every value on the page starts at a placeholder so the tools are not blank when you arrive, and that includes the interest rates, which are not quoted rates. Your actual payment, qualification, and costs depend on your credit, income, assets, the property, the loan program, and market pricing on the day you lock.
Nothing you type here is sent anywhere. The math runs entirely in your browser. For a real number on your real situation, request a quote or call Rich at (448) 202-7711.
