Commercial & business purpose

Commercial loan application

This is the commercial intake, not the residential one. It asks about the property, its income, and the entity behind it, which is what a commercial lender actually underwrites. Ten minutes, no credit pull, no obligation.

Buying or refinancing a house, a condo, or a 1-4 unit rental? Use the residential quote form instead. Tell me where the property is and I will tell you whether I can place it.

Fields marked with an asterisk are required. Estimates are fine everywhere else, put your best number in and I will refine it with you.

1. What you need
2. The property

This one answer can open or close a whole set of programs, so it is worth getting right.

3. The property's numbers

Annual figures for the property itself, not your personal income. If it is vacant, a raw lot, or a ground-up build, leave these blank and use the notes box at the bottom.

All rent and other income collected in a year, before expenses.

Taxes, insurance, management, repairs, utilities. Do not include the mortgage.

Leave this blank and I will work it out from the two boxes above.

4. Who is borrowing

Names and percentages only here. No Social Security or tax ID numbers on this form, those come later on a secure document request.

Cash and marketable securities. Retirement accounts count at a discount.

It is not automatically a problem on the commercial side. Better that I know now than at underwriting.

5. How to reach you

No credit pull, no obligation. I read every one of these myself.
